Hidden Costs of Buying a Home & How to Prepare
Buying a home is exciting, but the sticker price isn’t the only cost to plan for. Many first-time buyers in Michigan are surprised by the additional expenses that come with closing and moving into a new home. Understanding these hidden costs early can help you budget smarter and avoid last-minute stress.
Common Hidden Costs of Buying a Home
Closing Costs
Closing costs typically include lender fees, appraisal fees, title insurance, and other expenses. These can add up quickly and are often due at the time of purchase.
Down Payment
While some loan programs allow for lower down payments, this upfront cost is still one of the biggest hurdles for many buyers.
Home Inspections and Appraisals
Before finalizing a purchase, most lenders require a home appraisal, and buyers often choose to schedule a home inspection for added peace of mind. These services come at an out-of-pocket cost.
Moving Expenses
Whether you hire movers or handle it yourself, moving costs can include truck rentals, packing supplies, deposits, and utility setup fees.
Repairs and Immediate Maintenance
Even move-in-ready homes may need small repairs, new appliances, or quick upgrades once you take ownership.
How to Prepare for These Costs
The best way to handle hidden homebuying expenses is to plan ahead. Here are a few steps that can help:
- Create a full homebuying budget (not just the purchase price)
- Ask your lender for a detailed estimate of closing costs early in the process
- Set aside a savings buffer for unexpected expenses
- Explore first-time homebuyer education resources
How Down Payment Assistance Can Help
Programs like HomeBoost can help reduce the upfront financial burden of buying a home. HomeBoost is a Special Purpose Credit Program (SPCP) offered by the Federal Home Loan Bank of Indianapolis (FHLBank). As a member of FHLBank Indianapolis, Christian Financial can apply for HomeBoost grants on behalf of eligible members. Eligible first-time and first-generation homebuyers in Michigan may receive up to $20,000 toward down payment and closing costs.
The HomeBoost grant officially opens on July 8. To be eligible, members must first be pre-approved through Mortgage Center. Interested members can fill out the interest form here to begin the process and determine eligibility.
The cost of buying a home goes beyond the listing price, but with proper planning and the right support, homeownership can be more achievable. Understanding these hidden costs early helps you move forward with confidence and clarity.
